Buying A Holiday Home This Year?

Buying A Holiday Home ?

Follow These Simple Rules

If you are thinking of treating yourself to a second home this year, national agents Strutt & Parker recommend you follow some simple rules to ensure you find the perfect holiday dwelling.

The financial benefits of investing in this specialist sector are increasing as people realise the long term rewards that are possible. There is currently a strong demand for holiday homes to let in the UK, particularly in popular towns, coastal shores and attractive, quintessentially English villages. It needs to be a place that pulls in the tourists throughout the year, not just over the Christmas period or in summer months, and can provide good amenities and activities.

If you are buying a second home you want to use at weekends and for holidays it should be accessible from your main residence. Anything over a 3-hour drive will make travelling a chore rather than a pleasure.

Robin Thomas from Strutt & Parker's Exeter office advises: "As you won't be living there permanently, it is important that you buy somewhere that is either in good order or that you can put in good order fairly easily. The idea of a second home is to enjoy it and that it does not become a burden to you, so the less time fixing up a garden or carrying out general maintenance work the better."

When visiting a holiday home, you probably won't want to spend all the time in the kitchen preparing meals.  The idea is to relax so you will want to somewhere near a local inn or pub that serves good food, checking local restaurants and amenities before you buy will help you decide if the area is to your liking.

"A garden is very handy to sit out in and relax or for children to play in, but ensure it is easy to maintain" adds Thomas. "Don't have extensive areas of lawn to mow or flower beds that need weeding and watering.  Good ground cover and plenty of colourful shrubs with some decking, terracing and trees will probably fit the bill."

People use second homes for an array of different reasons so it is important to establish why you want to purchase it. If you have a particular interest in walking you may wish to buy a property with a good network of local footpaths or easy access to a national park or a coastline. For those who enjoy shopping and eating out easy access to a good town or city such as Exeter would be essential.

Thomas concludes: "Security can also be an issue for holiday homes, so make sure that the property can be well secured as there will be long periods when it is unoccupied. Ask a neighbour to keep a key they can chock the house, which will help give you piece of mind, also don't forget to inform your insurers that it is primarily used as a second home".

Enjoying some free time at Summer Lake

BBC sports commentator and Olympic medallist will be flat out during the Olympics so took time out of his busy schedule to squeeze in a richly deserved break in the relaxing award winning Watermark development.
Steve and his family visited the Watermark Cotswolds resort near Cirencester to sample the luxury holiday accommodation. The holiday homes are purpose built to buyers’ specifications, with a small number of selected lodges available for renting.

The family enjoyed the tranquillity of the countryside location but couldn’t resist the appeal of the resort facilities and packed in a full on weekend of waterskiing, wakeboarding and even a fly fishing session at the Watermark Fisheries private lake, followed by more than welcome Spa session.

Steve particularly enjoyed the beautiful views across the lakes and the great range of local facilities. Asked if he will be coming back to visit the Cotswolds soon he said “Absolutely, we’ll be regular visitors but only after the games are finished”.

The Peninsula at Watermark

The Peninsula at Watermark

Back in October 2011, Watermark Cotswolds completed the first house to be built on the exclusive Peninsula development of holiday homes in the Cotswolds.

The Peninsula at Watermark

These new homes represent some of the finest holiday homes in the area.

The Peninsula is probably the best lakeside setting within the Cotswold Water Park, with only 4 exclusive plots benefitting from breathtaking views across this 114 acre Sailing and Fishing Lake.

This elegant and spacious private lake estate is very desirable gated community with full managed grounds. The Watermark estate combines the perfect property investment providing family holidays or an idyllic weekend cottage.

The Gloucestershire property development offers stunning architect designed 6-7 bedroom lodges, offering 6,225 sq ft of sumptuous space which includes deck area and it’s own private 700 sq ft boat house. Each home is individually finished to the purchaser’s specific taste and the area landscaped to blend into the lakeside setting

There are 3 lodge types available:
An elegant, 6 bedroom detached New England style lakeside property with large decking overlooking a 114 acre lake.
A exclusive, 7 bedroom detached New England style vacation property with extensive views across this vast lake.
The Montana An individual 7 bedroom, detached New England style lakeside property with uninterrupted views across the lake towards the award winning village of South Cerney.

Local Area-
The Cotswold Water Park covers over forty square miles and has over one hundred and forty lakes where there are a huge range of sporting activities and leisure facilities to choose from.

The Waterpark is of national importance for its nature conservation, and has 12 Sites of Special Scientific Interest (SSSIs) and lime-rich spring waters. A haven for ‘green’ tourism.
The Park is 50% larger than the Norfolk Broads, has 132 lakes, and has been produced by extraction over many years of the rich gravel deposits in this part of the Upper Thames Valley. Extraction still continues, but the emphasis now is on leisure – and there is plenty of it!

CotswoldCountry Park and Beach the award winning country park four miles south of Cirencester offers Lakeside walks and cycling, nature reserves, children’s’ play, swimming beach, boat and cycle hire, angling, barbecues and the Flying Fish café. Educational walks and talks by rangers and experts.
